Real estate in Northeast Hanoi ushers in a new era.
In keeping with the 80-year history of the nation, the northeastern part of Hanoi is emerging as a real estate hub in the new era thanks to remarkable infrastructure improvements.
Northeast Hanoi is undergoing transformation in line with the new opportunities of the country.
On the occasion of the 80th anniversary of the August Revolution, on the morning of August 19th, General Secretary To Lam and many high-ranking leaders attended the inauguration ceremony of the Vietnam Exhibition and Convention Center (VEC), a key national project of international stature, located in Dong Anh, Hanoi.
With its impressive scale, VEC has established itself as the largest exhibition center in Southeast Asia and among the top 10 in the world. It is expected to host major political, economic, cultural, and tourism events for Vietnam and internationally, becoming an iconic landmark not only for Hanoi but also for the entire nation.
On the morning of August 19th, the Ministry of Public Security held a groundbreaking ceremony for the Gia Binh International Airport construction project. With a designed capacity of up to 50 million passengers per year, Gia Binh Airport opens up the potential to transform Northeast Hanoi into a new international trade and service center.
On the same day, the road directly connecting Gia Binh Airport to the Tu Lien Bridge intersection also officially commenced construction, expected to shorten travel time from Gia Binh Airport to the center of Hanoi.

Northeast Hanoi is becoming an attractive residential choice.
Previously, the Tu Lien Bridge project commenced construction at the end of May. With a total investment of over 20,000 billion VND, this project will become a vital transportation artery, shortening travel time from the Northeast region and the international airport to the center of Hanoi and the western areas.
The strong "rise" of the Northeast region is also attributed to multi-billion dollar projects such as the Thuong Cat Bridge; the Northeast Ring Road 4 through Hanoi, expected to be completed in 2027. Furthermore, the planned urban railway line 4 connecting Me Linh – Dong Anh – Gia Lam – Hoang Mai - Mai Dich - Thuong Cat will also contribute to building a multi-directional transportation network to the inner city area.
A major boost for the Northeast real estate market.
Real estate experts believe that the infrastructure development wave will not only usher in a new growth cycle for real estate in the Northeast, but also shape a "city of the future" where entrepreneurs, senior managers, and multinational corporations will converge.
According to Savills' Q1 2025 Real Estate Market Report, the product structure in the market continues to shift towards new areas, with Dong Anh accounting for 52% of total primary transactions. The consulting firm assesses that transactions in Dong Anh, which account for over 80% of the absorbed supply, are driving the dynamism of the Hanoi real estate market.
A new piece completes the Northeast real estate market.
Amidst this vibrant market, Masterise Homes – a developer of high-end international real estate – launched the LUMIÈRE Prime Hills project, quickly becoming a focal point of market attention.
LUMIÈRE Prime Hills marks the first presence of the LUMIÈRE Series luxury collection at the Global Gate International Centre in Hanoi. The LUMIÈRE Series has established itself through a series of projects from South to North Vietnam, including LUMIÈRE Boulevard, LUMIÈRE Riverside, and LUMIÈRE Midtown in Ho Chi Minh City, along with LUMIÈRE Evergreen and LUMIÈRE SpringBay in Hanoi.
According to market research by real estate company CBRE Vietnam, Dong Anh is expected to lead in apartment supply in the near future, accounting for 60-80% of Hanoi's total primary supply in the next few years. "The Northeast area is considered to have the highest potential for price appreciation thanks to its ample land, improving infrastructure, and the influx of capital from major investors," the report states.
