Project Manager
Objective
The Project main role is to handle and manage all aspects of the project playing the role of the first assistant to the PD in project management and construction management of the project.
Key accountabilities
1. Report to & assist Project Director in managing the project as per MH policies and procedures
2. Responsible for ensuring that the project systems and procedures are implemented by the project team in relation to change management and QA
3. Coordination with MH departments for Legal, Planning, Commercial and Design works.
4. Liaise with government authorities and utility companies concerning project interface and coordinate the same with Projects department.
5. Ensure timely submission and approval of all building plans and any other statutory required submissions.
6. Initiate the procurement process of the project packages (RFP) for project packages as per the project procurement strategy.
7. Follow up with Commercial department for finalization of project packages.
8. Review any claim related to the project and coordinate with the PD & MH Contract Manager for contractual replay
9. Supervise Construction Supervision Team; and Construction management team during construction phase.
10. Supervise Construction Supervision Team; and Construction management in final project handover.
11. Monitor Contractor’s Progress by using project planning tools and in coordination with Central planning
12. Monitor Contractor’s Quality of work with the assistance of the QA/QC team.
13. Assist Quality Assurance Audit Team to carry out routine QA audits.
14. Prepare weekly and monthly site Progress Report for Senior Management endorsement.
15. Prepare monthly reports about the project progress, cost and authorities approvals ...etc.
16. Assist Project QS on monthly progress payment and verification of variation orders.
17. Coordinate on site mock-ups for Senior Management endorsement.
18. Assist Sales and Marketing Division in setting up of Sales Gallery.
19. Coordinate Contractors and Consultants in preparing for statutory inspections and application of Completion Certificate and Occupation Permit.
20. Assist Sales and Property Management Division in properties handover.
21. Assist Property Management Division throughout the Contractor’s Defects Liability Period in making good any latent defects.
22. Ensure Authorities approvals and licenses are granted in a timely manner
23. Supervise the coordination between the contractor and his subcontractors.
24. work of Regularly review project resources to ensure that the correct resources are available to deliver the project.
25. Work with the project design managers to ensure the required level of information is available to meet package procurement requirements and start-on-site dates

- External Relationship: All Design and Project Management Consultants, Contractor and sub-Contractors, material suppliers and all service providers relevant to the projects
